CJ Design are working with Grainger Plc on their Chelsea portfolio, an ongoing project consisting of fourteen properties across three separate streets in the heart of Chelsea. Several of the properties are of Grade II listed status and come with strict heritage conditions that require full compliance.

Each property is subject to a full refurbishment both internally and externally, with a number of them being in serious disrepair after being left vacant for several years by previous owners. The portfolio has been split into two sections, with different Architects, Interior Designer, Structural Engineers and Project Managers for both, with CJ Design being the only common party providing the MEP consultancy on both.
Due to the high end nature of the design CJ Design have been working closely with Found Architects, Smerin Architects and Honky Interior Design to allow for seamless integration of the MEP services.
The mechanical design consists of wet underfloor heating on the lower ground floor and flat panel radiators throughout the remainder of the property, with electric underfloor heating in the sanitary accommodation accompanied by designer towel radiators.
Bespoke concealed extract systems have been designed in bathrooms and shower rooms via linear slots that are incorporated in either the ceiling or joinery to enhance the modern clean architectural interiors.
Throughout the properties Lutron lighting systems have been designed to provide greater control and flexibility to the lighting and mechanical services, adding an element of future proofing to the property and its new owners.
In order to maximise valuable floor space within the properties themselves, the main plant was designed to be located within the under pavement vaults to the front of the property.  This proved a challenge given the restricted spaces available, however one that was met head on and all necessary equipment was appropriately accommodated.
Across the whole portfolio skilful co-ordination with services and design have been required to prevent compromising the heritage conditions, alongside regular inspection of the installations to ensure the necessary high end finish is achieved.
