CJ Design have recently completed a full boiler refurbishment scheme including design, site co-ordination and project management on this 87 apartment building in Hackney on behalf of Family Mosaic. We were initially asked to conduct a boiler room survey; the survey identified problems immediately related with the compliancy of the recently installed system. Where notable failings were observed, we were commissioned to design a replacement system which was to include a new comprehensive building energy management system that could be remotely accessed by the client and maintenance engineers. The new equipment was installed and will be maintained by Invicta Building Services.
The project presented us with various project management challenges as the work was carried out whilst the building was in full occupancy. Skilful co-ordination initiatives included the design of a plant room within the existing working plant space. The design ensured that this available space was fully accessible and maintainable as identified in CIBSE and British Standard guidelines.
The client made clear that the down time of principle mechanical services such as hot water, were kept to a minimum as the residents had complained repeatedly due to the inadequate service they were receiving from the existing installation. In response, we designed a carefully sequenced schedule of installation, which incurred minimal downtime during the 8 week installation period. The Client has since reported zero complaints from residents (for the first time in 3 years).
