Project Detail

One of CJ Design’s latest commercial projects is the refurbishment of this prestigious Grade 2 listed building in the heart of Soho, providing the building services. The brief was to transform over 60,000 sq ft of useable floor area into a building suited to media tenants, whilst celebrating the history of the original architecture and surroundings.
Pipe fan coil units were taken from within the floor voids and incorporated into the architecture of the interior without impact to the lettable space. . Inefficient lighting was renewed by bespoke designed luminaires following the guidance of LG7 and incorporating DALI control and individual presence detection. This resulted in significant energy savings to the lighting energy consumption whilst providing a  pleasing and brightly lit  work spaces which also celebrate the architecture.
The original project brief extended to include the removal of the original roof plant to facilitate the creation of a further lettable floor. This entails the creation of a completely new plant area no more than 25% of the original footprint yet delivering 20% additional capacity.
The newly refurbished spaces were swiftly let to a number of prestigious tenants.

Results

The building received a new lease of life and the new plant room project, undertaken with the building fully occupied, delivered significant performance improvements both in terms of service output and energy efficiency
